Triangle Real Estate Market Update, Summer 2026

September 3, 2026

Inventory and People

Inventory across the Triangle hasn't slowed all year. Every month from January through July, more homes came onto the market than sold or were withdrawn from it. Each number below is a snapshot of that month's active listings, not a running total: the climb means new homes are arriving faster than they're being absorbed, not that unsold homes are piling up.

Price is starting to move too. Wake County's Register of Deeds reported a median sale price of $458,500 in July, down to $440,000 in August, an $18,500 drop in a single month.

Nobody's struggling to find a Realtor in the Triangle. Standing out among them is the harder problem.

As listings climb, so does the competition for every seller's attention. More homes and more agents compound the same pressure, and simply being available no longer cuts it.

Where Luxury Stands

Realtor.com's April 2026 Luxury Housing Report ranked Durham-Chapel Hill #2 out of twelve emerging luxury markets nationally, ahead of every market on the list except one: Fayetteville-Springdale-Rogers, Arkansas, which took the top spot. Inventory in the top price tier grew 23.7% year over year, the second-fastest pace nationally among the markets tracked.

What it means: More listings mean more competition for buyer attention. More agents mean more competition for seller attention. Price is moving too, and fall is when the market typically starts its slide toward the winter lull, sales decline from their summer peak straight through to the winter trough. The agents who stand out this season will be the ones who were ready before it turned.

We'll check back again once fall activity is underway.
